Laabham Group sells homes and commercial space the way most Indian developers do: a WhatsApp blast to warm inquiries, Instagram and Meta ads for a new launch, Google Ads for high-intent searches, and a QR on the site hoarding. The marketing was never quiet. The picture of the buyer was.
A hoarding for one township, an Instagram ad for another, and a Google search campaign for plots all looked “busy.” Sales still walked into site visits guessing. Was this buyer local to Indore or driving in from Ujjain or Bhopal? Did they tap a WhatsApp catalogue or an Instagram story? Which project page did they actually open?

The problem: many listings, many channels, one blurry funnel
Real estate teams do not run one campaign. They run one campaign per project, then split it across:
- WhatsApp broadcasts to existing inquiries
- Meta (Instagram / Facebook) ads for launch creative
- Google Ads for searches like “3 BHK Super Corridor” or “plots Indore Ujjain road”

utm_campaign stays the project name (for example 2026-09-laabham-city). getowl can auto-append those templates so nobody retypes parameters by hand.
Optional geo and device rules sit on the same link: outstation or NRI visitors can land on a different brochure or WhatsApp number; mobile Instagram traffic can skip a heavy desktop microsite.
What “tracking each prospective buyer” actually means
getowl does not store a buyer’s name from a tap. It records every unique visitor who clicks a listing link, with the context sales and media actually use:
- Which property they opened (the short code)
- City and country — Indore vs neighbouring cities vs metros where outstation and NRI interest shows up
- Device, browser, OS — Instagram-heavy mobile vs desktop research on Google
- Referrer + UTMs — which ad set, WhatsApp blast, or QR drove them
- Repeat vs new — the same visitor tapping twice is not two new prospects
The analytics dashboard — clicks, unique visitors, countries, cities, devices, referrers, per link — is what Divyansh’s team reads before a site visit.
That is the difference between “the ad is getting clicks” and “this corridor is pulling buyers from these cities, on this channel.”
From the city map to Meta Ads
Click geography is not a vanity chart. It is the weekly input for Meta:
- Tighten location targeting. If a launch link’s city breakdown clusters in Indore plus a handful of neighbouring cities, the next Meta ad set uses those geos — pin + radius — instead of “all Madhya Pradesh.”
- Match creative to device. When a project’s clicks are overwhelmingly mobile, stories and Reels stay the primary format and the landing page stays thumb-friendly.
- Fire the pixel on the click, not only the thank-you page. getowl Studio pages can run a Meta Pixel
PageView. The workspace Meta Pixel (Conversions API) integration also sends aLinkClickedevent with country, device, referrer, and which short link was tapped. Those events land in Events Manager even when the in-browser pixel is blocked. - Build project-level custom audiences. People who clicked the SN Enclave link are a warmer audience than “anyone who hit the corporate site.” Retarget them with that inventory — site-visit slots, payment plans, a new tower — not a generic “flats in Indore” ad.
- Exclude converters, retarget researchers. Site-visit bookers can be suppressed; clickers who never booked stay in a retargeting pool.
The ads platform finally sees the same person the dashboard saw: a visitor from a known city who already chose a project.
Google Ads: search intent plus a location signal
Google already captures intent. getowl fills the gap between the ad click and the listing page.
- One final URL per project, UTM-tagged, so every RSA and Performance Max asset reports into the same short code.
- GA4 integration forwards each click as a
link_clickedevent with city, country, device, referrer, and short code. That event can join GA4 audiences and, where you import conversions, Google Ads reporting. - Location bid adjustments from click cities. If city analytics show outsized interest from a neighbouring city that was never in the original geo bid, the team adds that city instead of raising budget blindly.
- Geo routing for mixed audiences. NRI or out-of-state clicks can hit an English / video brochure; local clicks can hit a Hindi page or a WhatsApp pre-qualification flow — still one Google Ads URL.
Search tells you what they want. The short-link city map tells you where to buy more of that demand.
What changed on the sales floor
Site visits stopped being cold walk-ins.
The team can see that a weekend WhatsApp blast for a plotting project pulled from one set of localities, while Meta ads for commercial inventory pulled a different city mix and more desktop research sessions. Sales knows which project the buyer already opened, which channel they came from, and whether the heat is local or outstation.
